A fantastic mews house in a great location, but one which has not been updated for 20 years.
Our client wanted to create a light, spacious, open plan living area out of a series of dark and awkward rooms on the top floor.
Together with the client we agreed a scheme and a fast track programme of work, to ensure that their property would be complete in time for a fixed deadline.

CONSULT
One of our experienced construction professionals will visit you at a time of your choosing, even during an evening if it is more convenient to do so, to discuss your project in detail. As a team we will work with you to draft a design and a scope of works, detailing everything that you want to achieve with your project.
We will advise you on the best way to proceed with your project, and let you know what services we can provide to help you along the way. It may be something straightforward that can proceed directly to build stage, or something more complex that requires thought and careful planning. Whatever it is we will be there personally to assist at every stage.
Following your initial consutation we will supply you with a proposal and a list of deliverables. We may then suggest a follow up meeting go over the proposals with you again.
Generally an initial consultation will lead into a DESIGN STAGE
DESIGN
The client worked with us to produce a set of drawings that illustrated in detail exactly what they wanted to see as the finished product. Around three revisions were made to the design until a final drawing set was agreed as being suitable to proceed.
A separate fee was agreed to allow the design work to be completed prior to entering into a main contract. Accurate pricing is often not possible until the design and specification phases are completed.
Generally the design stage will lead into a written SPECIFICATION
SPECIFICATION
Once a design is complete it remains only to choose exactly which products and materials you want to see used in your scheme. This ranges from choosing tiles, to selecting furniture to fill the space. In this particular instance samples of various materials were ordered and placed next to each other to identify finishes that would compliment each other.
In accordance with a client brief items of furniture, fixtures and appliances were suggested that we felt would compliment the scheme and at the same time offer great value and quality. Importantly, we also only presented options that we knew could be obtained within the limited time available.
A list of products is produced which then allows a detailed ESTIMATE to be produced.
ESTIMATE
An agreed design and a detailed specification allowed a comprehensive and accurate estimate to be produced. Insides interiors used its own custom pricing spreadsheets to detail each and every item required to complete the project, from screws and nails to the cost of employing the skilled tradesmen who helped make the project a reality.
We feel that it is of the up most importance that the clients knows where every last penny of their money is being spent. For your peace of mind we are even completely open about our own overheads and profits, giving you confidence that you are achieving best value.
'Open book' pricing reduced time wasted over unnecessary bartering and even eliminated the need for protracted tendering processes. Why not try asking our competitors what their margins are and comparing them with ours?
Once an estimate has been produced a programme of works and a contract agreed, a project can move into the BUILD phase.
BUILD
So, the design has been agreed, the materials have been ordered, the tradesmen appointed to carry out their relevant works, and important details like access and waste disposal considered. The project is now ready to enter the build phase.
A fast track programme enabled us to be on site within a week of agreeing a contract in this instance, but prior to this we made sure that everything possible had been done to look after the property while work was undertaken - dust sheets everywhere, and designated materials storage areas.
Demolitions happened fast, and before anyone new it a new and exciting space was appearing before their eyes. New electrics, lighting and plumbing went in, walls were plastered, heated flooring and tiles went down, and new kitchen components arrived. Within weeks the house was ready to move back into.
